The Building

The Royalton is a three-story condo building in the Carlyle District of Alexandria, VA. It was built in 2006 and has 116 units. The exterior is a mix of brick, stone, glass, and metal. Some of the units have balconies. 

The Challenge

The Royalton is right around 15 years old and that is the expected time for the initial caulking to start to deteriorate. Depending on the type of caulking used and the climate the lifespan is usually between 10-20 years. Our main task was to replace all the expired caulking and do some touch up work to the trim around the building. The main hurdles of the project were access issues. 

The Solution

To overcome these we used a combination of aerial work platforms, boatswain chairs, and ladders. This is typical for buildings like this one with complex exterior surfaces. A combination of equipment is crucial to reach all the nooks and crannies. 

The Result

After just seven weeks we turned the completely refreshed building back over to our client. You wouldn’t be able to tell the building was over 15 years old by looking at the exterior. The windows were spotless, all the trim looked brand new, and it was completely watertight once again.
