The Building

Brookhollow Place is a commercial office building located in Dallas, Texas near Love Field. It is a mostly concrete and glass building that deals with direct sunlight and the brutal Texas heat. 

The Challenge

We were contacted to waterproof the building while it was undergoing some other maintenance. Heat and direct sunlight had damaged much of the urethane caulk that was previously used to waterproof the building. We replaced the caulking at the control joints and window perimeters. Our biggest challenge was removing the old caulking. It was completely dried out and very hard. 

The Solution

Our team used grinders to thoroughly remove all the old caulk. It is very important to prep and clean the surfaces that are getting caulked so it forms a waterproof seal. Our job isn’t to replace the caulking, it is to completely waterproof the building, protecting the building from water intrusion damage. Replacing the caulking in the control joints also protects the concrete surface from cracking. 

The Result

A watertight building that will stand up to the elements for years.
